NOTICE IS HEREBY GIVEN that a meeting of the Zoning Board of Appeals of the Village of Larchmont, New York, has been scheduled for WEDNESDAY, February 8, 2017, at 8:15pm, in the MUNICIPAL BUILDING of said Village, 120 Larchmont Avenue, to consider the following:

CASE NO. 1938:  21 Woods Way, Larchmont, NY R-7.5 District (7,500 sq. ft. Residential Zone) Village Assessment Map Block 604 Parcel 361

Application of Christina Griffin, Architect, for Bouhari and Emile Arouna, owners, to enlarge the second floor to create a master bedroom suite, reconfigure two bedrooms and children’s bath. The proposed construction is in violation of chapter 381-34C (2) (Height Setback Ratio) at the building line exceeding 20 feet maximum. The proposed side yard setback is 8.7 feet where 10 feet is required in violation of Chapter 381 Attachment 2, Schedule of Dimensional Regulations of the Zoning Code of the Village of Larchmont (Adjourned at the 12/7/16 and 1/11/17 meetings).

CASE NO.1943:  16 Kilmer Road, Larchmont,  R-7.5 District (7,500 sq. ft. Residential Zone) Village Assessment Map Block 616 Parcel 211

Application of Douglas R Vaggi, Architects, for Safa Rekkali, owner, for construction of a second story addition over right side of house, a two story addition with basement at rear of house, a one story addition at rear of house and a new rear deck. The proposed two story addition has a side yard setback of 11.27 ft. where 13 feet required; the second floor addition has a proposed side yard setback of 6.50 feet where 13 feet is required; the proposed combined side yard setback is 12.30 ft. where 28 feet is required; all in violation of Chapter 381, Attached 2, Schedule of dimensional regulation of the Zoning Code of the Village of Larchmont. The proposed additions are also in violation of Chapter 381-34 C (2) (Height Setback Ratio).  The proposed deck has a projection of 18.68 ft. where 12 ft. is the maximum projection and is located in the side yard in violation of Chapter 381-4D. (1-4) of the Zoning Code of the Village of Larchmont.  (Adjourned at the 1/11/17 meeting.)

CASE NO. 1945:   5 Summit Avenue, Larchmont, NY   R-7.5 District (7,500 sq. ft. Residential Zone)  Village Assessment Map Block 607 Parcel 538

Application of Sal Alini, Architect, for Mr. & Mrs. C. Jones, owners, to remove and rebuild a rear deck and stair.  The proposed deck and stair requires a minimum side yard setback of 10 ft. and a combined side yard setback of 22 ft. where 5.1 ft. on one side and 17 ft. 7 in. combined are proposed.  This is in violation of Chapter 381 Attachment 2, Schedule of Dimensional Regulations of the Zoning Code of the Village of Larchmont.

CASE NO. 1946:  21 Monroe Avenue, Larchmont, NY  R-15 District (15,000 sq. ft. Residential Zone)  Village Assessment Map Block 712, Parcel 102

Application of Lewis & Lewis Architects for Mr. & Mrs. M. Wojciechowski, owners, for construction of an entrance canopy and rear wood deck.  The entrance canopy would have a front setback of 27 ft. where 30 ft. is required and the proposed deck has a side/front yard setback of 24.9 ft. where 30 ft. is required, both in violation of Chapter 381 Attachment 2, Schedule of Dimensional Regulations of the Zoning Code of the Village of Larchmont.

CASE NO. 1947:  15 Park Avenue, Larchmont, NY  W District (Waterfront Zone) Village Assessment Map Block 728, Parcel 276

Application of Keller/Eaton Architects, for Mr. & Mrs. A. Dubitsky, owners, for a Special Permit to construct an in-ground pool.  This application is made in accordance with Chapter 381-23D.(1) (c ) and 381-55C of the Zoning Code of the Village of Larchmont.  Also proposed is the relocation of a non-conforming 1-1/2 story accessory structure, which is in violation of Chapter 381-40A of the Zoning Code of the Village of Larchmont.
